Plumbing Fixture Installation – How to Do It Right and What Often Goes Wrong

Plumbing fixtures are the part of a building that users touch every day: the WC, sink, tap, shower, and bath. That's why every fault is immediately apparent – a wobbly toilet, a shower enclosure with the wrong gradient, a dripping tap, or grout that turns black two months after renovation. Plumbing fixture installation may seem like a simple job, but it is actually precise assembly work where the result is determined by millimetres, correct seals, and what remains hidden behind the tiles.

What is Plumbing Fixture Installation and What Does It Include?

Plumbing fixture installation involves the fitting and connection of all water and drainage-connected appliances to a building's pipework. In practice, this includes WCs and cisterns, sinks and basins, taps, shower cabins or shower enclosures, baths, bidets, floor drains, washing machine and dishwasher connections, water heaters, and all related stopcocks, siphons, and seals.

Most commonly, we are commissioned for two different scopes of work. The first is a point-for-point replacement: a single appliance has broken or is simply old and needs to be swapped out. This type of work usually takes one to three hours and can be done without damaging tiles, as existing connections remain the same. The second is a complete installation during a bathroom renovation, where pipework is reconfigured, appliance locations change, and installation is divided into two stages – rough-in before tiling and final assembly afterwards.

This two-stage process is what clients most often overlook. The quality of plumbing fixture installation is not decided when the toilet is screwed to the floor, but when water pipes and drainage outlets are installed inside the wall. If an outlet is 4 cm at the wrong height or the gradient is 0.3% instead of 1%, no expensive toilet will help later. Therefore, we always visit renovation sites before tiling to mark the exact axes and heights for each fixture.

A third crucial aspect is watertightness. Plumbing fixture installation directly interacts with waterproofing: the floor drain cuff, WC pan connection, shower tray edge, and bath rim joint are all points where water can enter the structure. We install in such a way that these junctions remain sealed even when silicone ages over years – the correct gradient, the right seal, and the correct sequence are more important than the amount of sealant.

When is it Time to Replace Plumbing Fixtures?

Most replacements occur not as planned, but when something is already broken. This is a more expensive route: during an emergency, you cannot choose either the fixtures or the timing, and neighbour's damage is often added. In practice, there are clear signs where it is worth planning a replacement before the problem turns into water damage.

For a WC, the first sign is wobbling. If the toilet moves in its fixings, seals break and water starts to seep from the base, soaking into the screed and reaching the floor below without anything being visibly apparent. Another sign is a constant gurgling in the cistern – this means the valve isn't closing and water is running through 24/7, which quickly shows up on the water bill. An old, 20-30-year-old toilet for which spare parts for the cistern are no longer available is also a clear candidate for replacement.

Taps signal issues with dripping, stiff lever movement, and reduced water pressure. For cheaper taps, repair is often pointless: a new cartridge and labour cost more than a new tap. For higher-quality taps, the opposite is true – we only replace the cartridge or aerator, and the tap works for many more years.

For baths and shower enclosures, the critical point is the joint. If the silicone has darkened, detached, or moulded, it's not a cosmetic problem – it's a pathway for water to enter the structure. The same applies to a cracked acrylic bath or shower tray. If a shower enclosure wall is swollen or a floor tile sounds hollow, water is already underneath.

Washing machine and dishwasher connections deserve special attention. The lifespan of rubber flexible hoses is about five years, but they are rarely replaced. A detached or burst flexible hose is one of the most common causes of significant water damage in Estonian apartment buildings. A stopcock before the machine and timely replacement of hoses are the cheapest insurance available.

WC Installation – Floor-standing or Wall-hung Solution

The choice of WC begins with what is behind the wall and under the floor. In a typical old apartment building bathroom, the drainage outlet is usually horizontal and low, which suits a floor-mounted toilet. A wall-hung WC requires a frame, which needs about 15-20 cm of depth and a load-bearing fixing – this can also be done in an apartment building, but it reduces space and requires the riser connection to be raised to the correct height.

A floor-mounted toilet is the quickest and cheapest solution. Replacement usually takes one to two hours: the old toilet is removed, old seals and silicone are cleaned, the connection is checked, the new toilet is installed with an eccentric or straight connector, secured to the floor, and sealed. Finally, a flush test is performed, and the connection is checked with dry paper to ensure tightness.

A wall-hung WC with a concealed frame is a visually cleaner and easier-to-clean solution. However, its installation is significantly more demanding: the frame must be levelled, fixed to a load-bearing surface or reinforced structure, the water connection and drainage bend precisely positioned within the frame openings, and the entire system pressure tested before the frame disappears behind the tiles. Any subsequent error means breaking the tiles.

A separate topic is the cistern and its flush plate. Concealed cisterns are only accessible for maintenance through the flush plate opening, so it is crucial that the installer leaves proper access and that the valve is replaceable without demolition. We always install so that the flush valve can be removed later – this is one of those details that distinguishes a proper installation from a rushed one.

A third option, increasingly requested, is a toilet with a bidet function or a bidet shower. Both require a cold water or mixed water outlet near the toilet. If the bathroom is already tiled, a solution can be made with an angle valve from an existing connection; during renovation, we will run a separate water supply.

What to Check Before Ordering a WC

The most common mistake is buying a toilet whose connection does not match the outlet. Before purchasing, measure the height of the outlet from the floor and its distance from the wall, and check if it is horizontal, vertical, or angled. Also, measure the room: a compact toilet needs at least 60 cm of free space in front of it, otherwise, it will be uncomfortable to use.

If you are only replacing the toilet and want to avoid tiling work, choose a new toilet whose base dimensions cover the old fixing points and silicone marks. Otherwise, visible marks will remain on the floor that cannot be properly covered later.

Sink and Tap Installation in Bathroom and Kitchen

Sink installation begins with choosing the height. The standard height for the top edge of a sink is 80–85 cm from the floor, but this is a recommendation, not a rule: for a taller family, we raise the sink higher; for families with children or accessibility solutions, lower. Since the sink height also determines the position of the siphon and wall outlet, this must be decided before tiling.

An integrated vanity sink is the most common solution in Estonian flats, as it provides storage space. Here, it is important that the siphon is a flat or offset type, otherwise, the cabinet drawer will not fit. A countertop basin looks good but requires a taller or wall-mounted tap and a precisely measured tap hole. A wall-mounted basin is space-saving in a small bathroom but requires reinforced fixing – it should not be installed on a plasterboard wall without reinforcement.

When choosing a tap, there are three practical criteria. First, suitability for water pressure: in a very low-pressure system, an economy tap with an aerator becomes unusable. Second, the usage location – in the kitchen, a high flexible spout and, if possible, a pull-out spray are preferable; in the bathroom, a lower and more compact one. Third, maintainability: a quality tap has a standard cartridge, the replacement of which costs a fraction of the price of a new tap.

A thermostatic mixer tap is a separate recommendation for shower enclosures and baths. It maintains the set temperature even if someone else in the house draws water, and protects against scalding – especially important for families with children. A thermostatic mixer tap requires cold and hot water pressure to be more or less balanced; if not, we solve this with a pressure reducer or balancing valve.

Every sink and tap installation we perform includes a stop or angle valve. This is a small detail that saves a lot later: if the tap starts dripping or the siphon leaks, only that point can be shut off, not the entire flat's water supply. In old flats where valves are absent, we install them during replacement.

Shower Enclosure, Shower Cabin, and Bath – Where Leaks Occur

Shower and bath solutions are the most waterproofing-demanding part of a bathroom. Here, it is not enough for the fixture to be in place – it is important where water goes when it goes wrong. Our approach is simple: every shower or bath solution must withstand a situation where the glass is open or the curtain is out, and water gets onto the floor.

A complete shower cabin kit is the quickest option. The tray is factory-made, the siphon is standard, and installation usually takes half a day. The downside is that the area under the cabin remains difficult to access, and siphons of cheaper models easily clog with hair. We always install the cabin so that the siphon can be accessed either via an inspection hatch or a removable panel.

A shower enclosure with a floor drain is the most popular and technically best solution today, but it requires correct preliminary work. A floor gradient towards the drain is needed – at least 1 cm per meter – correct waterproofing with a drain cuff, and the drain installed exactly flush with the tiles. If the gradient is wrong or the drain is too high, water will stand, and grout will turn black in the first year.

Bath installation has two critical points: leg adjustment and the wall-side joint. An acrylic bath must be supported so it does not flex – a flexing bath will break the joint regardless of how good the sealant is. The wall-side edge is solved either with a bath sealing strip, a profile, or an edge led under the tiles; relying solely on silicone is a short-term solution.

A third thing often forgotten is accessibility. The bath front panel must be removable because the siphon and overflow require maintenance. We install the panel so that it can be removed without cutting silicone – this is a moment the client will appreciate in five years.

Floor Drain and Gradient – The Most Common Source of Error

A shower enclosure with a floor drain only works if the entire shower area slopes towards the drain and the waterproofing is connected to the drain cuff. We check the gradient with a spirit level and a water test before tiling: we pour a bucket of water and see where it goes. If water stands anywhere, we correct the gradient before the tiles go on.

The choice of drain type depends on the floor thickness. On a shallow concrete floor with little screed, we use a shallow or wall-mounted drain. A linear drain along the wall is a good solution for large tiles because then only a single-direction slope is needed.

Connecting Washing Machines, Dishwashers, and Accessories

Connecting washing machines and dishwashers is a small job with disproportionately large consequences. Most major water damage in Estonian apartment buildings starts from appliance connections: a detached inlet hose, a clogged drain, or the absence of an isolation valve. A correct connection takes an hour but eliminates most of these scenarios.

A standard connection always includes a separate isolation valve before the machine. This allows the machine's water to be shut off individually and – even more importantly – to shut off the water when no one is home. We recommend adding a non-return valve to prevent wastewater backflow into the machine, and a pressure hose that withstands internal house pressure without deteriorating.

The drain is another critical point. The machine's drain hose must be fixed at the correct height – too low a connection creates a siphon effect and the machine constantly empties itself, too high overloads the pump. If the drain is led into the sink siphon, the siphon must have a separate inlet for this; simply stuffing the connection into the pipe creates odours and blockages.

For dishwashers, the kitchen furniture factor usually adds complexity. Connections must fit behind the cabinet so that the machine slides in completely and hoses are not pinched. A pinched hose is a time bomb – it usually ruptures after a year or two, often at night.

The same logic applies to connecting water heaters, water filters, and softening systems: an isolation valve before, a non-return valve if necessary, a safety valve on the water heater, and drainage to a floor drain or sewer. We often perform these tasks together with water heater installation in one visit.

Our Work Process on Site – Step-by-Step

Work begins with a phone call or order form. We ask what exactly needs to be installed, in which building, and what the condition of the existing pipework is. If it's a simple replacement, we can usually provide an estimated scope and time on the phone. If it's a renovation, we arrange a site visit.

On site, we first conduct an inspection: we check the location of outlets, the condition of water connections, the presence and working order of isolation valves, and assess whether the existing pipework can handle new fixtures. In old buildings, it often happens that an isolation valve doesn't shut – then we replace that first, otherwise, the work cannot be done safely. Only after the inspection do we state the final price and begin.

The installation phase is divided into rough-in and final assembly. Rough-in involves the installation of pipework, outlets, frames, and floor drains, and pressure testing the system before anything is covered. Final assembly is the installation of fixtures onto finished surfaces: WC, sink, tap, shower enclosure, bath, panels, and seals. For point-for-point replacements, both are done in one visit.

Every job ends with a check. We pressure test connections, run water through all points, check for leaks with a dry cloth, test flushing and drainage, and inspect the seals. We clean the workspace, remove old fixtures, and explain to the client how to maintain the appliance and where to turn off the water if necessary. We issue an invoice suitable for submission to both apartment associations and insurance companies.

Flat, Private House, Apartment Association, and Commercial Premises – What's Different

In a flat, the main limitation is the existing pipework and riser. The location of outlets can only be changed to a certain extent, as drainage requires a gradient and the riser's position is fixed. We often solve this with floor raising, a wall-mounted box, or a pumped drainage system. Additionally, neighbours must be considered: noisy work is done during the day, and water shut-off in the riser is coordinated with the apartment association.

In a private house, there is more freedom, but also more responsibility. There is no apartment association to manage the pipework, and the entire system – water pump or connection, water heater, manifolds, drainage or septic tank – belongs to the owner. When installing plumbing fixtures in a private house, we always check the pressure and water quality: iron-rich well water quickly damages taps and seals, so we recommend a filter if necessary.

In apartment buildings and apartment association properties, we usually perform plumbing works in conjunction with riser replacement or general renovations. Planning is crucial here: notifying residents, the water shut-off window, the sequence of works per flat, and ensuring each flat has water back by evening. We work with associations under contract and provide correct documentation.

Commercial premises – offices, shops, catering, beauty salons – have two specifics. Firstly, usage load: in a public WC, the toilet and tap are used dozens of times a day, so we install heavier-duty fixtures and prefer wall-mounted solutions for ease of cleaning. Secondly, timing: work is often done in the evening, at night, or on weekends to avoid disrupting business operations. We agree on these times in advance.

Common Installation Errors That Need Later Correction

A large part of our work involves correcting installations done by others. Errors recur from site to site, and almost all of them stem from rushing or from the installer not considering what will happen ten years later.

The most common error is an incorrect gradient – both in the shower enclosure floor and in the branch drainage pipe. Water stands, leading to deposits, odours, and blockages. Another is a break in waterproofing at the drain or penetration point: insulation has been done, but not connected with the cuff, causing water to go down exactly where it shouldn't.

A third common error is lack of access. A concealed cistern without a maintenance opening, a bath front panel sealed with silicone, a siphon behind tiles – all mean that the first maintenance requires demolition. Fourth is the absence of valves: the entire flat's water must be shut off just to replace one tap.

The fifth error is mixing materials without a transition: copper and galvanised steel in direct connection cause galvanic corrosion, which eats through the connection over years. Sixth is overtightened fixings – ceramic cracking when securing a WC or sink with excessive force is more common than thought.

Finally, the joints. Silicone is not a structural material. If a bath flexes, a shower enclosure wall moves, or a tile edge is loose, sealant won't help – the base must be repaired. We repair the cause and only then the joint.

Materials and Fixtures – What We Install and Recommend

We work with both client-purchased fixtures and can supply the complete set ourselves. If the client has already purchased, we check before installation whether the appliance suits the existing connection – this avoids a situation where the tradesperson is on site, but the toilet doesn't fit the outlet. If we choose, we base it on three things: spare parts availability in Estonia, seal quality, and maintainability.

For pipework, we primarily use press-fit or PEX piping solutions for water and PP pipes for drainage, ensuring correct gradients. We always avoid concealed connections where possible – every joint hidden behind a tile is a future risk point. If a joint is unavoidable, we leave a maintenance hatch.

For taps and flush valves, the most practical criterion is standardisation. A brand whose cartridge is available in every DIY store is cheaper in a ten-year perspective than an exotic model whose seal cannot be found anywhere. The same applies to WC flush mechanisms.

Regarding sealants, we use sanitary silicone with anti-mould additives, always with proper substrate preparation in the bathroom. Silicone is a consumable material – we recommend checking joints every three to five years. This is cheap maintenance that prevents major damage.

How to Keep Installed Plumbing Fixtures in Working Order

The lifespan of plumbing fixtures depends more on maintenance than on price. Most breakdowns we encounter could have been avoided with ten minutes of work and a little attention per year. Most importantly, three things must be monitored: joints, valves, and hose age.

Joints should be inspected at least once a year. If silicone has darkened or an edge has come loose, it must be renewed before water can get underneath. Old grout is completely cut out, the surface dried, and new applied in one smooth motion – painting over old doesn't work.

Valves should be turned once a year. An isolation valve that hasn't been moved for ten years will seize up and fail to close exactly when it's most needed. The same applies to the main stopcock for the flat – we recommend learning its location and operating it once a year.

Siphons and drains should be cleaned mechanically, not with aggressive chemicals. Chemicals dissolve grease but damage seals and, in old pipes, the pipe itself. The shower drain basket should be cleaned of hair every couple of weeks – this alone prevents most shower blockages.

If there's any suspicion of a leak – gurgling, dampness, or a water meter moving without consumption – it's wise to have it checked immediately. We have a separate service for hidden leak detection with a thermal camera and pressure test; the sooner it's done, the smaller the damage.
